Tenant Inc. today announced the launch of SuperLease™, a new digital rental agreement, and Clickwrap signing across its Hummingbird property management platform, along with automated SB 709 compliance tools for California self-storage operators.
Introducing SuperLease™ & Clickwrap Signing
SuperLease™ represents a fundamental change in how self-storage rental agreements are created, maintained and managed. Rather than relying on static lease templates that require manual updates, SuperLease™ is a structured, digital-first agreement that dynamically reflects tenant, unit, and regulatory data at the time of execution. When underlying information changes, the lease updates automatically—eliminating version control issues, manual rework, and compliance gaps common in traditional lease workflows.
Clickwrap signing enables tenants to execute agreements through a single on-screen confirmation, replacing handwritten and multi-step digital signatures. Each execution generates a verifiable cryptographic signature, capturing timestamp, IP address, and device data to provide operators with a reliable, auditable record while reducing move-in friction.
Automated SB-709 Compliance for California Operators
For California operators, these platform capabilities are paired with new automation designed to address upcoming regulatory requirements.
Effective January 1, 2026, California Senate Bill 709 (SB 709) requires self-storage operators to include specific disclosures—such as rent caps, promotional terms, and lease termination details—on the first page of all new rental agreements. Without automation, meeting these requirements introduces operational and compliance complexity.
Tenant Inc.’s SB 709 tools are embedded directly into Hummingbird’s revenue and promotion workflows, automating required calculations, disclosures, formatting, and system integrations, including:
- Maximum Rent Caps: Converts percentage-based limits into clear dollar amounts, applying rounding as required
- Promotion Disclosures: Displays promotional duration and total financial benefit
Standardized Disclosures: Enforces required font type, font size, and first-page placement - Third-Party Revenue Management Integrations: Supports integrations with external revenue management systems via the Nectar API, ensuring pricing, promotion, and disclosure data remain synchronized to preserve compliance
