Improved Hummingbird Rental Flow
In self-storage, friction kills conversion. The previous move-in workflow required that tenants pay for their space before signing any documents.
We have completely streamlined this workflow by combining the "Take Payment" and "Finalize" steps into one fluid action. Tenants can now complete these steps in any order, and once the move-in is complete, the lease automatically finalizes.
New Configurable Lead Expiration
A cluttered pipeline makes it hard to see real opportunities. If old, dead leads hang around in your system forever, your team ends up wasting time chasing ghosts.
You can now manually set exactly how long it takes for an inactive lead to retire. Whether you want to keep them for 30 days or 90, you control the lifecycle of your leads in the Lead Management settings. It’s a simple tool to keep your sales funnel clean and your team focused on active prospects.
Take Charm Calls on Mobile Phones
Your manager can’t be at the desk 24/7. But when a potential tenant calls and gets voicemail, that lead is likely gone forever.
We’ve upgraded Charm with smarter routing options to solve this coverage gap. You can now easily route inbound calls directly to staff mobile phones based on your specific rules. Whether your manager is walking the property or off the clock, the call gets answered, and the lead gets captured.
Automated Rent Increase Improvements
Timing is everything with rent changes. Previously, there was a gap between when a notice was sent and when the rent change actually deployed. If a savvy tenant paid during that window, they could lock in their price, causing inaccuracies in your rent reporting and prepaid allocations.
We’ve closed that loophole. Rent increases now deploy immediately after the notice is successfully sent. This ensures tenants are always charged the correct, new amount—even if they have prepaid balances or attempt to prepay for future months. It’s about ensuring you get paid exactly what you are owed.
SB709 Compliance Update (California Only)
New legislation is often a major headache for operators, and California's SB709 (effective January 1, 2026) is no exception. It adds strict new requirements for rental agreement disclosures regarding promotional periods and rate caps. Missing these details isn't just an oversight... it represents a significant liability.
