Introducing the Do Not Rent List

Stop problematic rentals before they start and reduce operational risk. Operators often struggle to prevent individuals with a negative rental history from moving in due to siloed information. Introducing the new, integrated Do Not Rent (DNR) List within Hummingbird. Now, authorized users can easily flag contacts (tenants, leads, or external entries) across your portfolio with documented reasons right from the profile or Contact Management tool. Our system intelligently checks during move-in and transfers:

• Blocks rentals on "hard matches" (matching phone/email).
• Allows move-ins but warns on "soft matches" (name only).

Add Notes on Space Profiles

You can now view and add notes on space profiles to track maintenance activities, tenant-related details, or any space-specific information. This helps you keep important space-level information organized and easily accessible, streamlines internal communication, and supports better customer service.

For example, you can note repairs like “door hinge needs fixing,” record tenant details like “paid prorated rent in cash – monthly autopay set up for future payments.”, or add administrative notes like “clean before next rental.” These notes can help improve operational visibility and enhance team coordination. Learn More

Task Center Enhancements

Announcing significant improvements designed to make task management in Hummingbird more flexible and efficient! Tasks now feature assignment to users and roles and configurable default values (assignment and details for tasks created by the system). E.g. A collection call, lead follow up, or overlock.

This release also includes a new "Hot Task" concept. Hot tasks are tasks that are due immediately. With hot tasks minutes matter. Hot tasks always show at the top of the task list and have a timer counting the minutes from task creation instead of a due date. Learn More

Property-Level FAQ Customization

You can now customize default FAQs at the individual property level, giving you more control to tailor information based on each property's unique needs without affecting the company-wide FAQ list. Learn More

Corporate Feature Pages for Storage Types

We have enhanced the Storage Type pages on the website to function as Corporate feature pages, making it easier for users to find properties with their desired features and amenities. These pages list properties with the selected feature and are organized by state. Users can click a property link to go to the property’s landing page and rent storage.
